Information you choose to provide
The inquiry form requests your name, email address, resort, and service. Phone, role, contact preference, and a brief message may also be provided. A contact-consent acknowledgement and an operational record of the submission are stored with the inquiry. The form does not provide a document-upload or payment function. Do not include identity numbers, bank details, passwords, signatures, or sensitive document contents.
Why the inquiry information is used
The information allows the team to assess the request, contact you about it, identify missing details, and organize an accepted closing. Sending an inquiry does not subscribe you to a marketing list or by itself create a service agreement. An accepted transaction may need additional information through a separately confirmed channel.
Private closing records and staff uploads
The closing workspace may hold contact details, ownership and service information, staff notes, checklist and task records, and documents relevant to an accepted file. Authorized staff can upload supported documents to private server-side storage outside the public website directory. Accepted files retain their original bytes and embedded metadata. Basic file-type and size checks apply; supported images are decoded for validation without being rewritten, and PDFs are stored as opaque attachments rather than rendered by the application. These checks are not malware scanning or signature verification. The public inquiry form and client view do not accept document uploads.
Necessary cookies and abuse prevention
Necessary session cookies protect inquiry submissions and authenticated staff access. The private client view uses a separate necessary session cookie. These cookies are not analytics permission and do not subscribe you to marketing. Submission tokens, timing checks, rate limits, and duplicate-recognition records help prevent abuse and repeated submissions. Security controls may use technical connection information such as an IP address.
Limited access and private client links
Authorized staff access closing records through authenticated accounts. Staff can create an expiring, revocable invitation for one file contact and separately approve individual documents for that contact’s read-only view. The view provides limited status information and released document downloads, rather than internal notes, financial details, or other contacts’ information. A private link grants access; keep it private and do not forward it. After exchange, access uses a separate bounded browser session. Expiry, revocation, and file access restrictions can end that access. Changes and downloads can be recorded for accountability. Hosting services process information needed to operate the site; sharing with a resort or another transaction participant depends on the accepted work and appropriate authority.
Optional Google Analytics
Google Analytics loads only after you choose Allow analytics, and a browser Global Privacy Control preference keeps it off. Consented measurement includes public page visits, selected inquiry or guide actions, form-step or error categories, service interest, and successful inquiry submissions. Aggregate source/channel categories may be derived from a limited allowlist. Raw form contents, names, contact details, resort names, inquiry references, raw referrer domains, and raw URL/query values are excluded from those events. Staff, owner-setup, and private client pages are excluded. Advertising storage, signals, and personalization are disabled.
Change your analytics choice
Your analytics choice is remembered in your browser for up to six months. Use Analytics choices in the footer to change or withdraw it. When analytics is allowed, Google may process technical browser, device, and visit information. Necessary inquiry, staff, and private client sessions do not depend on analytics permission.
Business records, documents, and backups
Closing and inquiry records do not disappear when you close your browser or when a private link expires. No fixed automatic deletion period is configured for those business records in the application. The private backup routine includes a consistent database snapshot and the stored document files referenced by that snapshot. Archive and anonymization are controlled private procedures, rather than automatic expiry of a transaction record. Removing source records or documents does not silently remove copies from existing backups; backup retention is handled separately. Transaction, recordkeeping, and other applicable obligations can affect what may be retained.
Ask about your information
To ask about information held for your file, request a correction, report an exposed private link, or ask about deletion, contact Closer@tsresale.com without including sensitive document contents or the private link itself. Appropriate identity or authority checks may be needed. Copies you download and keep outside the site are no longer controlled by the site’s session or link expiry.
