Separate the ownership, available use, and reservation
An ownership description, a points or week balance, and a booked stay answer different questions. Match each item to the agreement and ask the resort what happens to it when the owner changes.
| Record | Question to resolve |
|---|---|
| Ownership being transferred | Which interest and owner record will change? |
| Available use | Which use year, week, or points are included, and is anything banked, borrowed, deposited, or already used? |
| Existing reservation | Who holds the booking, who may use or change it, and what does the resort require before or after transfer? |
Ask the resort a complete question
Give the authorized contact enough information to identify the relevant ownership and proposed transfer. Request an answer that addresses the particular stay or usage item. Keep account identifiers and underlying documents in the confirmed private channel.
Read benefit rules for the actual resale interest
Club Wyndham distinguishes resale and developer points in its published benefits guidance. Marriott’s program terms also make benefits subject to their conditions and the ownership documents. A benefit available through one interest should not be assumed to apply to another purchase. These examples do not determine any other resort’s rules.
Make a timing-sensitive expectation visible
For example, a buyer may expect to use a seller’s booked week shortly after a planned transfer. The file should identify the resort question, who will obtain the answer, and any date by which the parties need it. If the answer changes, the parties and their appropriate advisers must decide how that affects the agreement.
Illustrative preparation example. It does not confirm a reservation or set a transfer deadline.
Keep first use in the completion review
Ask which ownership update and reservation confirmations are still needed at the end of the accepted closing work. Keep the final evidence with the agreement. Avoid making new travel commitments solely on a signing date or an unconfirmed target date.
